POSITION TITLE:          Two positions: Construction Site Superintendent and Assistant Project Manager Initial project is a three year, $30M+ custom winery project near Lompoc.

LOCATION:                 Lompoc, CA (Grassi & Associates is headquartered in Napa, but this project is near Lompoc)

Project is near the intersection of Santa Rosa Road and Highway 1.

SITE SUPERINTENDENT POSITION DESCRIPTION
The Site Superintendent will oversee the construction project on site, on a daily basis. S/he will assist with the supervision of all onsite work, supervise/coordinate with all trade labor and subcontractors, and interface with the owner, architect, engineers, local officials, technicians and others.

Additional responsibilities and duties include, but are not limited to:
  • Work with the team to deliver the project on time and budget.
  • Plan layout and sequence of activities and schedule. Manage and layout all subcontractors’ work.
  • Review contract documents for planning purposes and to determine appropriate construction methods and construction sequencing.
  • Manage sub-contractors, vendors/suppliers, architects and change orders.
  • Oversee projects to maintain compliance with company policies, construction safety codes and other regulatory requirements.
  • Prepare daily logs for construction activities and daily project reports.
  • Coordinate with project team and building trades for the preparation and processing of project documentation, including, but not limited to submittals, daily logs, RFI’s and Change Order requests.
  • Develop and maintain positive, communicative relationships with the clients throughout the projects.
  • Be aware of and inquire about additional client work, and/or referrals.


EXPERIENCE/SKILLS REQUIRED: SITE SUPERINTENDENT We realize that every interested candidate might not have all of the desired experience, but here is what we are looking for in terms of experience and skills… the more you have, the better!
  • Seven to ten years minimum experience in general construction, with emphasis on high-end residential or boutique projects preferred. At least three years of successful Site Superintendent experience.
  • Strong ability to manage and layout all subcontractors’ work.
  • Excellent hands-on construction skills with complex projects. Strong carpentry skills a plus.
  • Knowledge of construction related technologies, quality assurance and quality control.
  • Knowledge of construction software; Grassi uses MS Project.
  • Ability to read and understand construction documents, schedules, and cost reports.
  • History of completing projects within budget and schedule.
  • Solid experience in construction “best practices.”
  • Experience managing custom construction projects in the multi-million dollar range.
  • Physical ability required to lift/handle materials.
  • Ability to work outside in all weather conditions in all seasons.



ASSISTANT PROJECT MANAGER POSITION DESCRIPTION
The Assistant Project Manager (APM) will assist the Project Manager in multiple areas throughout the project’s duration. You will help execute each project phase including pre-construction, construction, closeout and post-construction services.

Duties include, but are not limited to, assisting the Project Manager with any range of these duties:
  • Collaborate with, and support the project Site Superintendent to coordinate execution of the project work.
  • Estimating: assist with the bid process including review of construction documents and understand material to bid and perform material take offs from a variety of drawings and documents in a timely manner. Review and correct potential inaccuracies in bids and material lists.
  • Build and maintain excellent relationships with all parties, including clients, sub-contractors, architects and other vendors and professionals, throughout the construction process.
  • Be a part of growing the company. Be aware of and foster referral opportunities from owners, architects and others.
  • Assist, where needed, with project budgets and providing regular status reports to client and home office. Assist with day-to-day financial management of projects.
  • Assist, where needed with Scope of Work. Create/gain approval/process change orders.
  • Source subcontractors and suppliers; gain information to help with negotiation and approval of contracts.
  • Create/maintain/adhere to project schedule using Microsoft Project software.
  • Work closely with administrative staff to invoice, track and audit the project schedule of values.
  • Work with supply chain and delivery of building materials.
  • Manage communications and disseminate information to appropriate team members.
  • Help with close-out duties, including preparation of punch list, securing sign-offs and Certificate of Occupancy, filing all required Permits, and obtaining final waivers and releases for all sub-contractors.


EXPERIENCE/SKILLS REQUIRED: ASSISTANT PROJECT MANAGER
We realize that every interested candidate might not have all of the desired experience, but here is what we are looking for in terms of experience and skills… the more you have, the better!
  • Three to five years of professional construction experience, with at least two years of project management related experience. High end residential, commercial, or high-end industrial are all acceptable. Experience working directly with owners, architects, engineers, sub-contractors and vendors is a plus.
  • Experience working with unique, boutique high-end projects is preferred.
  • Estimating skills are a plus. Ability to accurately read blueprints/plans and specs to help estimate potential projects/change orders. Accurate understanding and interpretation of construction drawings.
  • Successful experience in the trades is a huge plus; we are not just looking for an academic skills.
  • Use of Microsoft Project software, or related project management software.
  • Business acumen: ability to understand construction math, budgets, costs, mark-up, margins, etc.
  • Exposure to construction related and AIA contracts.
  • Ability to create accurate spreadsheets with formulas. Excellent Microsoft Office skills: Word, Excel, PowerPoint, Outlook.
  • Exposure to overall project administration, including managing construction documents, field reports, work orders, insurance information, etc.

EDUCATION/CREDENTIALS:
All education is beneficial. Preference given to candidates with construction related education, degree and/or formal training.
