LOCATION:  Central Coast.

 

Initial 16-month project is a winery in the Buellton area.  Subsequent projects will vary in location from Santa Ynez to Paso Robles.

Rogers & Pedersen Construction has been fortunate to work with many leading wineries on the Central Coast. We operate from Santa Ynez to Paso Robles, delivering exceptional projects in both the commercial winery, hospitality, and unique custom residential sectors.  We are typically involved with projects from pre-design and entitlements phases, through construction. As general contractors, we approach each project with an open mind and great enthusiasm. We seek complex projects that require creativity, extensive coordination, and finite detail. We strive to know and understand our clients in such a way that our technical guidance reflects our understanding of their desires. We work closely with architects and design consultants to perfect their intentions first on paper, then in the field. We prefer to engage early in a project, even years before breaking ground, to immerse ourselves in the vision, and assure continuity from concept to completion.

 

We seek a Project Manager to manage projects from pre-construction and estimating, through the construction and closeout of the project.

SCOPE AND RESPONSIBILITIES:

Position Overview:

Manage projects from pre-construction and estimating, through the construction and closeout of the project.  Depending on project size, this may be full-time dedication to one project, or may be managing multiple small projects through varying phases.   

 

Duties include, but are not limited to:

  • Estimating, managing the bid process, and ultimately creating the construction estimate.
  • Constant peer review of design and details, with suggested alternative routes for improvement.
  • Prepare constructability reviews during the preconstruction process.
  • Build and maintain excellent client relationships throughout the entire project.
  • Create and manage the project budget.
  • Manage change order process with client and subcontractors.
  • Manage subcontracts for projects, material buyout, and procurement.
  • Track and document all change work and incorporate into the contracts.
  • Manage requests for information.
  • Manage and review monthly invoicing from subcontractors and pay application to client.
  • Manage subcontract requirements, such as insurance and lien waivers.
  • Create, maintain, and communicate a reliable project schedule to the team, using MS Project.
  • Develop strategies to respond to schedule delays or opportunities.
  • Plan, lead and facilitate weekly meetings with owner, consultants and subcontractors, as necessary.
  • Subcontractor direction and management for smaller projects that have no dedicated project superintendent.
  • Creation of supplemental design drawings and details to perfect the execution of installations.
  • Prepare daily project reports for activities performed.
  • Sourcing and review of project submittals and shop drawings, so that items are procured when necessary, and fit correctly upon arrival.
  • Maintain positive relationship with everyone involved – set the tone of the project.
  • Execute work in a manner that runs smoothly, makes you and the client excited about the exceptional details and functionality – which ultimately provides for future work referrals.
  • Responsible for safety and security of the project site and all visitors, including owners, architects, design consultants and inspectors.
  • Coordinate necessary county and special inspections.
  • Set up and maintain the job site office and equipment.
  • Quality control and work conformance verification.
  • Manage, support and mentor subordinate project team members.
  • Ensure financial health of the project.
  • Track and capture all changes in as-builts.
  • Manage performance of subcontractor extra work effectively.
  • Manage and complete punchlist and project closeout.
  • Creation of Operation & Maintenance/O&M manuals and maintenance/warranty binder at project closeout.

 

 

EXPERIENCE/SKILLS REQUIRED:

The company realizes that every interested candidate might not have all of the desired experience, and some training will be provided, but here is what they are looking for in terms of experience and skills… the more you have, the better!

  • Seven years of relevant experience, from a general building contractor perspective, with two years in a project manager or superintendent position. Must have proven record of success in the scope and responsibilities of the position.
  • Project experience in boutique wine production facilities or high-end residential is a plus.

  • Strong ability to manage and layout all subcontractors’ work.
  • Excellent hands-on construction skills with complex projects.
  • Knowledge of construction related technologies, quality assurance and quality control.
  • Strong proficiency with computers, software, and spreadsheets, including: Microsoft Outlook, Excel, Bluebeam Revu, and MS Project. Ability to learn CMiC project management software. https://cmicglobal.com/
  • Ability to read and understand construction documents, schedules, and cost reports.
  • Constant buyout and value engineering – offering cost-saving and quality-enhancing options.
  • Maintain a general perspective of working with the contract documents, but constantly considering options to elevate and execute greater than the intent.
  • Excellent interpersonal skills and working with a team.
  • Excellent communication skills.
  • Professional at all times.

  • Attention to detail.
  • Process oriented and methodical.
  • Physical ability required for frequent lifting or handling of materials; ability to lift up to forty (40) pounds and walk a project site.
  • Ability to effectively work with a team to achieve project goals.

 

 

EDUCATION/CREDENTIALS:

A 4-year degree in construction management is preferred, or equivalent related construction work experience.

ADDITIONAL NOTES:

We are looking for candidates who are local to the general central coast area, but we will also consider providing some relocation assistance for a candidate looking to move here and enjoy the Central Coast lifestyle. Living anywhere from the San Luis Obispo to Santa Barbara area is fine. There is minimal traffic, compared to the SF Bay or Los Angeles areas.

 

The company does not self-perform work; all building is done using subcontractors. There is an on-site job trailer at every project location for you to work for the duration of each project. Although when the project is active, you will be working on site daily, during certain phases when you are not needed at the job site, you may work remotely from home.
