Grassi & Associates seeks an experienced Project Manager, AND an Assistant Project Manager/Project Engineer to join our team and continue the legacy of building well crafted, luxury residences throughout the beautiful wine country in the North Bay area. PROJECT MANAGER
SCOPE AND RESPONSIBILITIES - Project Manager:
The The Project Manager (PM)) will manage multiple, unique, large residential construction projects simultaneously, from initial client contact to project completion. Some projects will be one-of-a-kind non-residential structures, such as boutique wineries and restaurants. You will execute each project phase including pre-construction, construction, closeout and post-construction services.
Duties include, but are not limited to:
- Collaborate with, and reinforce the project Site Superintendent to coordinate execution of the project work.
- Estimating: management of bid process including review of construction documents and understand material to bid and perform material take offs from a variety of drawings and documents in a timely manner. Review and correct potential inaccuracies in bids and material lists.
- Build and maintain excellent relationships with clients and design professionals, throughout the construction process.
- Be a part of growing the company. Be aware of and foster referral opportunities from owners, architects and others.
- Create/manage project budgets. Gain client approval and provide regular status reports to client and home office. Continued responsibility for day-to-day financial management of projects.
- Create/submit Scope of Work. Create/gain approval/process change orders.
- Source subcontractors and suppliers; negotiate and approve contracts.
- Create/maintain/adhere to project schedule.
- Work closely with administrative staff to invoice, track and audit the project schedule of values.
- Manage supply chain and delivery of building materials.
- Oversee close-out, including preparation of punch list, securing sign-offs and Certificate of Occupancy, filing all required Permits, and obtaining final waivers and releases for all sub-contractors.
EXPERIENCE/SKILLS REQUIRED - Project Manager:
Seven to ten years of professional construction experience, with at least three years of project management experience. High end residential, commercial, or high-end industrial are all acceptable. Must have experience working directly with owners, architects, engineers, sub-contractors and vendors.
- Ideally, experience working with projects of $5 million or more of construction costs.
- Minimum of three years of accurate estimating skills with complex projects.
- Extensive knowledge in reading blueprints/plans and specs to estimate potential projects.
- Ideal candidate has successful experience in the trades; we are not just looking for an academic PM. However, strong accounting skills are a must to successfully manage projects with fluid scopes.
- Use of Microsoft Project software, or related project management software.
- Business acumen: ability to understand construction math, budgets, costs, mark-up, margins, etc.
- Ability to read, understand and interpret construction related and AIA contracts.
- Computer savvy: ability to create accurate spreadsheets with formulas. Microsoft Office skills: Word, Excel, PowerPoint, Outlook.
- Accurate understanding and interpretation of all construction drawings.
- Successful performance of project administration, including managing construction documents, field reports, work orders, insurance information.
ASSISTANT PROJECT MANAGER/PROJECT ENGINEER
SCOPE AND RESPONSIBILITIES - Assistant Project Manager :
Duties include, but are not limited to:>- Generate and submit project RFIs and submittal packages and maintain logs. Distribute responses to superintendent and applicable subcontractors.
- Prepare Owner, Architect, Contractor (OAC) meeting agendas and meeting minutes.
- Maintain project drawing files, update ASK, SK files as needed.
- Assist in obtaining final letters from engineers and other special inspectors for final permit sign off.
- Assist PM with new project estimating including generating bid lists, quantity takeoffs and bid requests.
- Assist PM with writing subcontracts and securing subcontractor insurance certificates.
- Secure vendor pricing and generate purchase orders.
- Create and maintain Project Directory.
- Create, maintain and update project finish schedules as needed.
- Compile applicable project Calgreen documentation.
- Compile and assemble project and equipment warranty documentation for client OEM binders at project completion.
- Procure and file final lien waivers from subcontractors and suppliers.
EXPERIENCE/SKILLS REQUIRED - Assistant Project Manager:
- Ability to multi-task and have flexibility in job duties, potentially supporting multiple project managers and superintendents on different projects.
- Degree in construction management or equivalent experience.
- Proficient in Microsoft Excel, Word and Outlook.
- Ability to read plans and understand both architectural and structural details.
- Excellent communication skills.
- Attention to detail with a focus on quality and professionalism.
- CA Driver’s License and willingness to travel to construction sites as required.
- Proficiency in Spanish is a plus, but not required.

- Flexible, nimble. Because of the custom nature of the projects we build, we need to adapt to our clients’ needs and desires.
- Ability to pass background check; willingness to provide thorough list of references.
EDUCATION/CREDENTIALS:
Construction management or related degree or education is a plus, but not required.
